The Utah Lifestyle! The Greatest Snow on Earth

SkierCome to Eden, Utah and
Enjoy the Outdoors & Winter Sports!

Eden is located about 20 minutes away from our real estate office in Ogden, Utah.  A good number of our agents have family that currently live in Eden. Eden is nestled in a gorgeous mountain setting which beckons one to give up the big city lifestyle to enjoy! The great thing about living in Eden, however, is that here...you can enjoy the quiet mountain setting as well as the conveniences of living close enough to a bustling metropolis that all your needs are met!  Some of the greatest skiing on earth takes place in these mountains with Snow Basin (2002 Olympic Down Hill Venue), Power Mountain, and the new Wolf Creek Resort (replacing the old Nordic Valley Resort).  In addition to great skiing in the winter with over 350 inches of snow fall annually, there is also ice fishing on Pineview Reservoir, and some of the best groomed snowmobile trails at Monte Cristo and Hardware Ranch.

Living in Eden is like living in the center of the universe when it comes to skiing, snowmobiling, ice fishing, and snowboarding.  We have some real estate friends from Chicago who rent a home each year for a week in this area, and then just ski or snow board until they experience delirious exhaustion!

We recently listed a home in Eden that was just completed and is located at 4162 E. 4600 S. in the “Preserve”.  In this newly developing subdivision, this home is huge with over 5000 square feet.  The upper two floors are fully finished in this two-story home with a full unfinished basement for future growth.  The home has 3.75 baths or a private bath for every bedroom, making it a good property for an investor to rent to incoming visitors who would like to recreate in this beautiful area.  The back yard borders on National Forest land and the view from the front invites one see across the expanse of the valley.  The view at night is particularly spectacular with the winter lights glowing faintly and flickering in the distance.

The pre-construction value of this home was $700,000.  The builder ran into some trouble with the economic downturn and the lender now has completed the home and is offering the property at $465,000.  Homes within a mile of this home range from over 2 million dollars for a 4,800 square foot home in the Highlands to $278,000 for an older 2,200 square foot home in the lower valley.  The lender is offering special financing at 4.99% with 20% down to qualified buyers.  For more lending information contact Shauna Muirfield directly.  At this rate the monthly principle and interest payment with current property taxes would be less than $2,200 per month.

Today I got Eden Home Pica call from an agent from St. George who is looking for a Northern Utah property for her personal use.  We in Northern Utah often look for homes in her home territory of St. George because it is warmer down south!  In this case, the reverse is happening!  This home, located in Eden, is perfect for anyone who wants to be close to outdoor winter sports and can be used as a personal residence, second home, or as a great investment property.  Please feel free to take a tour on line!  For more information on this property please contact me directly or use our website at www.welchrandall.com and click on the Home Showcase.
